Geoff Roach started as a fire sprinkler apprentice in the union, working his way up to journeyman and then foreman, running commercial jobs on everything from single-family homes to 100,000-square-foot warehouses. With 14 years in the trade, he started Rain City Fire Protection to do it on his own terms -- one specialist, one trade, no crew juggling five different job types in the same week.

"Do it right or do it twice." That's the whole motto.

Every system Geoff designs gets built to the same standard, whether it's a single head added in a bonus room or a full 13R system run through a new row of townhomes. He's a one-man shop by choice, which means the person who draws your plans is the same person on the ladder installing them.

STEP 2 / DESIGN

Permit & Design

As a NICET Level 3 Certified Fire Protection Contractor, Geoff produces and submits your drawings quickly, so when your contractor is ready to build, the system is ready too.

STEP 3 / INSTALL

Installation

CPVC pipe and concealed pendant heads, lined up with your lighting and run through heated space so freezing is never a concern. The jobsite gets left exactly how it was found.

Geoff came out to look at a persistent alarm that triggered whenever water pressure shifted in the house. He was able to get on the schedule within a few days for what was clearly a non-urgent issue, which I appreciated. What stood out was his patience. He walked me through how the system actually worked, answered every question I threw at him without making me feel like I was slowing him down, and made the fix on the spot. He also took the time to show me how to silence the alarm myself if it ever goes off again -- and left me the right tool to do it. What Builders and Homeowners Ask

Does Seattle actually require fire sprinklers in new homes?+

In most King County jurisdictions, yes. New single-family construction gets checked for fire suppression at permit review, which is exactly why the building department flagged it on your project. Rain City handles the design and paperwork so it doesn't become a hold-up.

What's the difference between NFPA 13D and 13R?+

13D covers single and two-family homes. 13R covers townhomes and smaller multi-family buildings. Rain City designs and installs both, so whether you're building one house or a row of townhomes, the code requirement gets handled the same way.

How much will my system cost?+

It depends on square footage, layout, and water supply, so there's no honest flat number to quote up front. Send your floor plans and you'll get a straight quote back fast, not a lowball estimate that changes later.

Will this delay my building permit?+

It shouldn't. As a NICET Level 3 Certified contractor, Geoff produces and submits sprinkler drawings quickly so they're ready alongside the rest of your permit set, not holding it up.

Do you work with builders, or only homeowners?+

Both. Rain City works directly with general contractors on new construction as a regular sub, and with homeowners on repairs, remodels, and additions. One GC building across Bellevue and Seattle has used Rain City on every project since the company started.
