Rain City Fire Protection designs, permits, and installs residential fire sprinkler systems across Seattle and the Eastside. Every job is run personally by Geoff Roach, a NICET Level 3 Certified specialist with 14 years in the trade and 95+ systems permitted across the Puget Sound since 2023.
Most fire protection companies in the Seattle area handle alarms, extinguishers, and hood suppression on top of sprinklers. Rain City does one thing.
He's reliable, he's fast, and he doesn't hold up my schedule.
GENERAL CONTRACTOR -- BELLEVUE & SEATTLEGeoff Roach started as a fire sprinkler apprentice in the union, working his way up to journeyman and then foreman, running commercial jobs on everything from single-family homes to 100,000-square-foot warehouses. With 14 years in the trade, he started Rain City Fire Protection to do it on his own terms -- one specialist, one trade, no crew juggling five different job types in the same week.
"Do it right or do it twice." That's the whole motto.
Every system Geoff designs gets built to the same standard, whether it's a single head added in a bonus room or a full 13R system run through a new row of townhomes. He's a one-man shop by choice, which means the person who draws your plans is the same person on the ladder installing them.
Started as a fire sprinkler apprentice, learning pipe, code, and layout from the ground up.
Advanced to journeyman, taking on more complex residential and commercial installs.
Ran commercial crews on projects up to 100,000 square feet, from warehouses to full residential builds.
NICET Level 3 Certified. Licensed, bonded, and insured. 95+ systems permitted across the Puget Sound since 2023.
No fire alarms, no extinguisher routes, no ventilation hoods. Rain City does one thing -- residential fire sprinkler systems -- and does it for builders and homeowners across Seattle and the Eastside.
Design, permit submission, and installation for new single-family homes, ADUs, and infill builds. Plans go in fast so your permit doesn't sit on someone's desk.
NFPA 13DFull 13R design and installation for townhome rows and small multi-family projects, coordinated with your build schedule from permit to final.
NFPA 13RAdding a bedroom, converting a crawlspace, building an ADU -- if it touches your existing system, it gets extended to code without tearing your ceilings apart.
EXISTING SYSTEMSLeaking riser, tripped head, water where it shouldn't be. Diagnosed straight, quoted straight, fixed right the first time.
SERVICE CALLSThe building department already told you a system is required. Here's what happens once you call.
Email your floor plans and you'll get a quote back fast. Geoff will also check your water supply, though most cities in the service area have plenty of pressure to work with.
As a NICET Level 3 Certified Fire Protection Contractor, Geoff produces and submits your drawings quickly, so when your contractor is ready to build, the system is ready too.
CPVC pipe and concealed pendant heads, lined up with your lighting and run through heated space so freezing is never a concern. The jobsite gets left exactly how it was found.

Geoff came out to look at a persistent alarm that triggered whenever water pressure shifted in the house. He was able to get on the schedule within a few days for what was clearly a non-urgent issue, which I appreciated. What stood out was his patience. He walked me through how the system actually worked, answered every question I threw at him without making me feel like I was slowing him down, and made the fix on the spot. He also took the time to show me how to silence the alarm myself if it ever goes off again -- and left me the right tool to do it. If we run into anything else, Rain City is the first call I'd make -- and I'd feel genuinely confident about it. Thanks, Geoff!

Straight answers before you pick up the phone.
In most King County jurisdictions, yes. New single-family construction gets checked for fire suppression at permit review, which is exactly why the building department flagged it on your project. Rain City handles the design and paperwork so it doesn't become a hold-up.
13D covers single and two-family homes. 13R covers townhomes and smaller multi-family buildings. Rain City designs and installs both, so whether you're building one house or a row of townhomes, the code requirement gets handled the same way.
It depends on square footage, layout, and water supply, so there's no honest flat number to quote up front. Send your floor plans and you'll get a straight quote back fast, not a lowball estimate that changes later.
It shouldn't. As a NICET Level 3 Certified contractor, Geoff produces and submits sprinkler drawings quickly so they're ready alongside the rest of your permit set, not holding it up.
Both. Rain City works directly with general contractors on new construction as a regular sub, and with homeowners on repairs, remodels, and additions. One GC building across Bellevue and Seattle has used Rain City on every project since the company started.
Seattle and the greater Puget Sound, including Kirkland, Bellevue, Redmond, Issaquah, and Bothell.
Send your floor plans, call, or fill out the form below. You'll deal directly with the person doing the work, not a call center.
